My prayers answered

I was reading my old post entitled "Virtual Visitor." In the last paragraph, I mentioned na someday next year, di na ako magiging Virtual Visitor ng aking unica hija. I guess this time has come.. One of these days, uuwi na ako sa Pilipinas para sunduin ang aking baby at dalin na dito sa NZ. Grabe, after halos 1 1/2 years ng pagtitiis, magkikita na rin ulit kami in person... madadala ko na rin sya dito sa NZ... maish-share ko na rin sa kanya lahat ng blessings na tinatamasa ko dito.

Haaay, sobrang lapit na talaga... I could smell her from here na.

NZ Driver's License...Some How to's

Whew! Guess what?? My partner and I just passed the NZ Driver's License exam! Yahoo! Sa wakas! Haaay, sarap ng feeling!

Para po sa mga nagbabalak na kumuha ng NZ Full Driver's License, eto lang po ang kailangang gawin.

- Go to an AA outlet. Kung nasa Wellington ka, merong AA sa Lambton Quay, Porirua at Lower Hutt. My partner and I decided to go to the Porirua outlet since ito ang pinakamalapit sa J'ville.

- If you already have an overseas driver's license (Philippine non-pro is ok), you could just apply for a conversion from overseas to NZ full. May form ka na f-fill-up-an.

- Get ready for an eye exam. Mabilis lang to, papabasahin ka lang ng ilang letters. Sisiw. Hehehe. After that, prepare to sit for the theoretical exam. Kami ni partner, nag-exam na agad the same day na nagpunta kami. Tip ko sa inyo, basahin niyo lang ang NZ road code. Meron silang mahigit 200 na questions dun (with correct answers). Dun lang kumukuha ng mga itatanong sa exam. Scratch-type yung answer sheet ha, so be careful. Three or more mistakes and you'll fail.

- Once you've passed the theory, bibigyan ka nila ng temporary license. Restricted 'to, at naka-note na kung sakaling magd-drive ka, kailangan laging may supervisor sa passenger seat. Supervisor - any person holding an NZ full driver's license for at least 2 years. Then, magpapa-sked ka na for the practical exam. Sa case namin, it took us almost 2 months bago nakakuha ng practical exam. Dahil na rin sa availability namin at ng examiner. Just make sure na kung magpaparesked ka, do it at least 3 days before your exam.

Medyo nakaka-tense ang practical exam dahil binibigyan ng grade ang bawat kilos mo - how you drive, how you follow instructions, how you follow the road signs and rules, and how you react on certain road conditions. Nakaka-tense din dahil me mga examiners na mahigpit, merong mataray, etc. Meron din namang mababait. Just pray na lang na medyo lenient ang matapat sa yo.

House in a Minute... PART II


Hello ulit! To continue my previous post...

My partner is not very keen in buying the house so he convinced me to look for other options before kami mag-offer dun sa Newlands house. Friday, Sept 22 nung tumawag si broker para i-confirm na approved na ng Westpac ang loan namin! Yey! We can loan 70K more than what we expected, less the fees, plus, we get to keep our money!

Saturday, Sept 23, while we're surfing the net - looking for more houses - one agent called my partner and asked if we are interested in giving an offer to one of the houses that we've viewed before. We passed and told him that we are now looking at a budget of this much. He's got some houses within that price range that he wanted to show us. We met with him that afternoon. He showed us 3 houses and none of those even came near to the house in Newlands. The last and 4th house he showed us was in J'ville.

My partner immediately fell in love with the house. It was bigger, and of course, more expensive than MY house in Newlands. The agent said that this is a POA and that the RV is this much (less than 50K our budget).

POA - Price on Application. If this is the marketing strategy, pwede kang magbigay ng offer anytime. The earlier, the better. Mas maganda kung ala kang kasabay na nagooffer para yung vendor, sa offer mo lang naka-depend ang decision.

Monday, Sept 25 when we viewed this J'ville house for the second time. Before viewing, my partner and I made a list: J'ville house vs. Newlands house... For 40-50K more of the price, what can we get from the J'ville house (na wala sa Newlands house):

1. Bigger floor area (120 sqm vs 183 sqm)
2. Bigger land area
3. Better view (walang view yung house sa Newlands, yung sa Jville, you can see the whole of Jville)
4. Bigger deck area.
5. Double garage vs. Single garage
6. Better garage access
7. Better neighboorhood (subdivision type ang nasa Jville)
8. Bigger rooms and better kitchen
9. Jville house is just 3 1/2 years old
10. Jville house has a spa.
11. Mas malaki ang potential niya for renovation and expansion

In short, I was convinced na magbigay ng offer sa house na to. We offered 30K more than the RV. The vendor counter-offerred, 50K more than the RV. We end up closing the deal at 42K more than the RV. Take note, these things happened in just a few hours! and just two days after we first viewed the house!!! Hehehe.

We have 5 days to have the building checked and valuated. After the settlement date, the house is ours!!

Walah! Our target months are October-November and we were able to buy a house in September!

House in a Minute

We're so excited coz we just bought a 3-bedroom house. Surprised? Kami rin.

Ever since we stepped foot in NZ, my partner and I have always planned to buy a house within a year. This is also in preparation to my daughter's arrival in April next year. I arrived January 2006 and our target month to buy a house is October-November 2006. At first, it seemed impossible, though we really wanted to buy a house before we bring my daughter here.

July 2006 when we started viewing houses. One house a week is not too bad. It's still early anyway. We initially went to ASB bank to apply for a pre-approval. We're thinking of borrowing 100% of the amount from the bank. Napre-approve naman kami - for a certain amount. The problem is, ang daming fees na babayaran. Sa fees pa lang, talo ka na. Pero since me figure na, ok na rin sa amin.. kesa nanghuhula kami ng amount na pwede naming hiramin sa bank.

September 16 when we saw this cute house in Newlands. Isang picture lang ang nakalagay sa internet at it looks modern. It is still within our initial budget so perfect sana. We contacted the agent and arranged for a special viewing. The house is "sooo" perfect for me. Unang pasok ko pa lang sa house, na-feel ko na ang connection namin. My partner loved it initially, too. Pasok sa halos lahat ng requirements namin sa isang house - malapit sa main road and bus stop, modern style inside and out, modern kitchen, less than 5 years old, good insulation (all windows are double glazed), may deck din naman, mukang tahimik naman sa paligid. In short, this is the house for me. The only problem is.. Closed tender siya and sa October 3 pa ang closing. Meaning, sa Oct 3 mo pa malalaman kung ano ang result ng tender. Closed, so hindi mo alam kung sino ang mga kalaban mo sa bidding (kung meron man). And Oct 3 is more than two weeks away. Meaning, two weeks ka pang di hihinga while waiting for the result... na hindi ka pa nga sure kung ikaw ang magugustuhan.

CLOSED TENDER - This is a type of offer wherein, pagsasama-samahin ang lahat ng offer sa property at sabay-sabay rereviewhin ng vendor (sa closed tender date). Pipiliin niya ngayon ang best offer - not necessary the highest one. Ang usual na tinitingnan dito is yung offer at yung mga conditions na binibigay ng buyer. Kung marami ka masyado conditions sa offer mo, tapos mababa pa ang offer mo, you can forget about winning this bid. Hehehe.

One week ko ring inisip isip at iniyakan ang house na 'to. The asking price is 10K less our initial budget. Ok na sana, kaso, I really wanted to win coz I really wanted this house. Gusto ko ng sure win and the only thing we can think of during that time is to give two offers:

Offer#1: Yung asking price with no conditions (meaning, susugal kami sa quality ng house)
Offer#2: 20K above the asking price but subject to builder's report, finance and title search.

Offer#1 is ok. But offer number 2 is not. We're 10K short. Actually, less than 10K short pero ayaw naman naming masagad ang pera namin so we thought of the following options:

1. Talk to our ASB contact and persuade her to increase our loan by 10K.
2. Look for another bank that might also give us 100% loan but 20K higher than what ASB is giving. Although during that time, wala kaming alam na ibang bank na nagbibigay ng 100%.
3. Raise enough money (in less than 2 weeks) and go to Westpac to apply for a 90% loan. At least, less ang fees dito dahil meron kaming Telecom employee pac.

Out of these three, we decided to take option 3. Our means of raising enough money is to borrow from our friends. Huhuhu. But before telling them, we decided to speak to our mortgage broker first to check if we have other (or more) options.

Sept 20 nung kinausap namin si broker. She brought us this very good news! Just that Wednesday, nag-start nang mag-offer ang Westpac ng 100% loan to first time home buyers. Sobrang ganda nga raw ng timing namin. Actually, nakausap na namin siya around July 2006 and sinabi niya noon na although maganda ang offer ng Westpac, they can only give us a max of 90% loan. And that time, di pa enough ang pera namin to make up to 10% of the amount na gusto naming i-loan.

Anyway, so we took this option. Guess what?? Now we can borrow more than 70K of what ASB is offering us. Less all the fees (waived!)! Sabi ni broker, eto raw ang amount na pwede naming hiramin na hindi namin iindahin ang mortgage. Wow! That's actually more than what we are asking for! Ang bait talaga ni Lord.

d. Next page po ulit, yun namang detailed specification ng Job Function na preference niyo.
e. Skills. Dito masusukat ang IT and Telecoms exposure niyo.
f. Attachments. Dito niyo na po ia-upload ang resume niyo.
g. Pagkatapos niyo pong i-click yung "Continue", me lalabas pong page na may nakalagay na Congratulations! Click niyo lang po to: Show jobs matching my profile at dadalhin na kayo sa list ng mga jobs na pwede niyong apply-an.

Note: Wag po kayong masiraan ng loob kung nasa Pinas pa lang kayo, nagsisimula pa lang sa Immigration application or even nasa 0 stage pa lang ng application. NAG-I-IMPORT po ang TNZ kung alam nilang kailangan nila ang isang tao para sa isang position. May ilan na rin pong mga member ng pinoyz2nz ang na-import ng Telecom NZ from the Philippines (isa na po ako don and yung above procedure lang po ang ginawa ko). Treating our homesickness with BWN!

Earlier today, nag-subscribe kami ni Partner sa ABS-CBN Now. For 5 USD a month, we can watch 10 Pinoy shows of ABS-CBN - kasama na ang Bituing Walang Ningning (BWN). Naalala ko kasi na eto yung paboritong panoorin ng mga kamag-anak ko sa Navotas - pati na yung unica hija ko. Kaya eto, gabi-gabi, isang episode ng BWN ang pinapanood namin ni Partner (na walang magawa kundi makinood! Hehehe). Kadalasan, habang nagd-dinner kami nanood na para bang nasa Pinas lang kami. Kahit papano, kahit sandali, nagagamot ang aming homesickness. Hehehe.

Ispeling bee?? Whaaat??

NZ spelling bee...Pinoys in NZ, have you heard about this? Have you watched this show? ... A bunch of Kiwi/NZ smart kids competing to become the Spelling Bee champion.

The first time I've watched this show, I chuckled. Naisip ko, makakalusot man lang ba sa elimination ang isang Pinoy na gaya ko? At a glance, you would think that it's that easy... Sisiw.. But what if ipa-spell na sa'yo ang pen (which they pronounce as "pin")? I bet you would say P-I-N! Would it help if the announcer would use "PEN" in a sentence just to give you a clue? Say "Grab a "PEN" and write these down..." Baka magtaka ka pa kung bakit gagawing pansulat ang PIN? Hehehe.

How about ten (which they pronounce as "tin")? Oh no, don't make me start with the word DECK at baka maiskandalo ka, lalo na kung gagamitin sa sentence na: "We have a large "DECK". Hahaha.
